What this does not cover.

  • Appeal procedure, evidence rules, and deadlines are set by state and often by county. Confirm them against the office that publishes them.
  • Assessed value is a tax record rather than a market opinion, and in non-disclosure states there is no public sale price to argue with.
  • Assessment history coverage is uneven. Some counties publish a decade, some publish the current year, and exempt or agricultural years often carry no value.

Where Texas goes deeper.

Can ParcelOps file an appeal?

No. There is no filing surface here and no connection to an appraisal district portal. What it does is assemble the record side of the argument, with the year and the publishing office attached to every number, so the evidence is checkable by whoever reads it next.

What is the strongest record based argument this supports?

A carried value read against its own history, with a documented site condition next to it. The year over year figures come back labeled, and a mapped flood zone, a wetland crossing, or an access constraint comes back with the agency that published it. Both halves are checkable by whoever reads the file next, which is the property a piece of appeal evidence needs most.

How much of this is Texas only?

The county requirements and the appraisal history are, because no national office publishes an equivalent. Everything else, meaning the parcel record, the published assessment data, and the site conditions, answers wherever a county has a route that has been queried and checked. The county pages name which counties those are, so the depth of an answer is knowable before the work starts.
