Commercial real estate

Commercial diligence spends most of its time proving that four different records describe the same building. ParcelOps pulls the parcel and assessment record, the program geography that changes the financing, the environmental record on and around the site, and the public filings for the entity on the other side, and it keeps the source and the date attached to each.

62 sources are connected for this lane today. Each one has its own page naming the office that publishes it, how often it updates, and what it cannot answer. Rebuilt from the ParcelOps source registry on September 9, 2026.

The questions this lane asks.

Every answer below comes back with the office that published it and the date it was read, so it can be checked rather than trusted.

  • What does the assessor record say this building is, and what does it carry it at?
  • Is the property inside a program area that changes the financing?
  • Has this site or a neighbor been in front of an environmental regulator?
  • Who is the counterparty, and what is publicly filed for it?
  • What does the building stock and the workforce around it look like?

What this lane reads.

This list is built from the source directory at build time, not typed here, so a source added to ParcelOps shows up on the lane it serves without anyone remembering to add it.

The entity on the other side

What is publicly filed about a company, and what it is on a list for.

Ground conditions and hazards

The same public hazard and environment records serve every lane. What changes is which of them decides your deal.

Outside the United States

Country context and worldwide building records for cross border work.

Classified here, not connected yet.

These sit in this lane in the ParcelOps directory and are not live, so they answer nothing today. They are named because a list that hides the unfinished half of itself is the thing this page is arguing against: USACE National Structure Inventory, Census LODES Workforce Context, CDFI Fund Awards, SBA Commercial Loan Context, Spain Cadastre INSPIRE, France Cadastre, UK Land Registry INSPIRE.

County by county.

The assessment half of a commercial screen is county work. The county pages say which counties ParcelOps has a checked parcel route for, and which it points elsewhere for.

A county earns a page only when ParcelOps has a route it has queried and checked there, with named fields and a check date. Counties without one are listed as having no route rather than being dropped from the count. Last checked July 30, 2026.

Where this stops.

The part a directory of sources will not tell you, and the part worth reading before an answer goes into a decision.

  • Assessed value is a tax record. It is not an appraisal, and it is not a market value opinion.
  • Leases, rent rolls, and operating statements are private. Nothing here reads them.
  • Sale prices are only as public as the state allows. Texas is a non-disclosure state, so parcel level sale prices can never be published there, and ParcelOps says so rather than returning a blank that reads like a zero.
  • Entity records show what was filed. They do not prove who controls a company today, and a name match is a lead rather than an identification.

Questions commercial teams ask.

Is assessed value close enough to use as a value?

No. Assessed value exists to allocate tax, it follows a statutory schedule rather than the market, and in some states it is capped or lagged by law. It is useful as a consistency check and as a history, which is why ParcelOps returns the year alongside the number. Anything that needs a value needs an appraisal.

Why can I not get a sale price in Texas?

Because Texas is a non-disclosure state. Sale prices are not filed with a public office there, so no data source can publish a parcel level price for a Texas property lawfully, and any product that shows one is showing an estimate. ParcelOps returns the fields Texas does publish and states the absence rather than presenting an estimate as a record.

What does an environmental record on a neighboring site tell me?

That there is a question to ask, not that there is a problem. The federal enforcement and facility records are organized around regulated facilities, so a listing next door is a reason to look at the site history and to scope the environmental work properly. It is not a determination about contamination, and it does not substitute for a site assessment.
