Where this stops.

The part a directory of sources will not tell you, and the part worth reading before an answer goes into a decision.

  • A program screen is not an eligibility determination. The agency and the governing notice decide, and designations are republished on their own schedule.
  • Assessment records lag. The owner shown is the owner of record at the last publication, which is not the same as today.
  • Condition is not in the public record. Roof age, systems, and past repairs come from an inspection, not from a county file.
  • ParcelOps carries no listings feed, so it does not know what is for sale or what it is asking.

Can I check whether an address is in a flood zone?

Yes, against the published federal flood map, and the answer comes back with the map panel and the zone it was read from. Read it as the map says it: a zone is a modeled designation for insurance and floodplain management, panels are revised on their own schedule, and a property just outside a mapped zone has not been declared safe from water.

Does a tax credit or rural program screen mean a buyer qualifies?

No. It means the location sits inside or outside a published designation for a given year, which is one input among many. Income, program rules, applicant facts, and the agency all still control the outcome, and the designations are republished annually, so ParcelOps returns the year of the file it read rather than implying the answer is timeless.

Where does the owner name come from?

From the county assessment record, which exists to bill taxes rather than to prove title. It is the owner of record as of the last time that office published, it can trail a recent sale by months, and entity owned property often shows a trust or a company rather than a person. For anything that turns on ownership, the recorded documents govern.
