The part a directory of sources will not tell you, and the part worth reading before an answer goes into a decision.

  • ParcelOps is not a listings service and carries no listing data. It describes the property, not the offer.
  • It does not produce a market analysis or a value opinion, and assessed value is a tax record rather than a price.
  • Records lag. The owner shown is whoever the last county publication named.
  • The workspace sources reach only the account you sign in with, and only what that account can already see.

Is this a replacement for the local listing service?

No. There is no listing data here at all, and no way to see what is on the market. What is here is the public record behind an address, which is the part agents currently chase across a county site, a federal flood map, and a program lookup. Those answers come back together and each one names where it came from.

Can I give a buyer a flood answer from this?

You can give them the published map answer and the panel it came from, which is more than most conversations start with. Say it the way the map does: it is a modeled designation used for insurance and floodplain rules, the panels are revised on their own schedule, and outside a mapped zone is not the same as safe. The insurer and the survey settle the rest.

What does connecting my own mailbox or files actually do?

It lets the same session that just pulled the county record also open the folder or the message you already have about that property, using your own sign in and reaching nothing your account cannot already reach. It is there so a property answer and the paperwork about that property stop living in two places.
